Roofing FAQs

Frequently asked questions about roof repairs

How much will it cost to replace or repair my roof?

The cost associated with roof repair and roof replacement will vary greatly depending on factors such as the type of roofing material, roof pitch, cause of damage and the number of shingle layers you currently have installed. If it's minor repairs, the answer is free. Be sure to request a free roof inspection from us.

In most cases in North Texas, if you have storm related damage it will cost the amount of your current deductible. If you do not have a RCV policy and are carrying an ACV policy, your insurance will only pay the actual cash value and withhold the depreciation. This amount depends on the actual age of your roof and how the insurance company depreciates it.

Should I replace or repair my roof?

This question is generally impossible to answer until a full roof inspection is done. Lake Dallas Roofing & Restorations offers free roof inspections.

It's recommended that you have your roof inspected at least once a year. If you're a past customer of ours, we circle around and inspect and make minor repairs as needed once a year, and any minor, repairs or maintenance needed is free.

Can I fix my own roof?

Getting up on your roof is dangerous business. Roof repair is a complex activity that can only be fulfilled safely and efficiently by trained roofers. Professional roofing contractors such as Lake Dallas Roofing & Restorations employ extensively trained and skilled professionals that can tackle all types of roofing problems. The flexible sealant that you see on TV is not the answer, and does more harm than good, ultimately costing you more money in the end.

How long will my new roof last?

There are many factors that determine roof lifespan. A warranty does not guarantee that your roof will last for many years without encountering problems. There are roofing materials that wear out faster as a result of inclement weather and local environmental conditions, while others may outlive their warranties. Typical roofs have a lifespan of 15-25 years. Roofing materials such as metal and slates are known to last longer.

Lake Dallas Roofing & Restorations installs, at minimum, architectural shingles, which come with a 30 year manufacturer warranty. We also offer a lifetime labor warranty along side that. Please keep in mind that both warranties become void when a damaging storm that rolls though.

How do I find the location of a leak in my roof?

The source of a leak can be challenging to find and can come from various places. Water will travel the path of least resistance and can travel for a while before finally revealing itself through your ceiling. You can check your attic crawl space the next time it rains to try and trace the source of a leak, or leaks. However, this can be quite dangerous because there are multiple hazards throughout your attic.

Hiring a professional is the safest way to find out where any leaks are coming from. If you have one leak, there's a good chance you have multiple leaks that haven't appeared yet. Lake Dallas Roofing & Restorations offers this service for free.

What are the signs of significant roof damage?

This question is generally impossible to answer until a full roof inspection is completed.

Knowing the signs of permanent roof damage will help you obtain professional roofing services before it’s too late. There are several key indicators that your roof is ready for a much-needed replacement. Look for the obvious, but don’t go up on a ladder!

The most common signs inside your home of a storm damaged roof:
Discoloration on interior walls and ceilings.
Dripping water anywhere in the home.
Musty/bad odor coming from the walls or ceilings.
The presence of mold in the attic or ceiling.

The most common signs outside your home of a storm damaged roof:
Missing shingles on your roof and shingles in your yard may mean that they were blown away by strong winds or have become loose due to natural aging.
Bucking or curling shingles that indicate moisture damage and exposes your roof to the elements. Algae growth contains bacteria that can eat through your roof, especially if you have limestone or cheaper roofing materials.
Missing granules on asphalt shingles will impact the overall performance of your roof. Typically, these granules end up in the gutter system.
Missing pieces of trim or chipped wood on the exterior of your home.
Dented gutters.
If you notice a lot of leaves and or branches down in your yard after a storm.

How long does a professional roofing service take?

The time spent working on your roof will depend on various factors. The size and scope of your project are taken into consideration during the planning process. If you have a standard sized roofing system at your property, roofing solutions can be completed in three days. By rule, the bigger the project, the longer it will take for professionals to restore your roofing system to its pre-loss condition. After closer inspection on your roof, an experienced roofer will discuss specifics and provide you with an estimated completion time for the job.

How do I choose the right roofing contractor?

The best way to pick the right roofing contractor is by word of mouth and past referrals. Make sure to choose roofers that mainly service your area or city to avoid any hassle, stay clear of the out of town roofers. Before you sign an agreement, make sure to do a thorough background check on the company. Unbiased reviews online or from past clients will give you an insight whether you can entrust a roofer to deliver great service and results.

Avoid roofers that offer no deductible roof replacement options and other too-good-to-be-true offerings. Make no mistake, these roofers are taking major shortcuts on your project and making you think you're getting the best deal around while they aren't giving up a dime. This is also insurance fraud. Not paying your deductible and or profiting from an insurance claim is insurance fraud.
